1、i 房地产市场消费需求调研报告 摘摘 要要 随着中国国民经济的提升,2012 年中国房地产投资总额、施工面积、新开工面积、 竣工面积、土地购置面积、商品房销售面积等一系列相关指标增幅都出现了较大幅度的 增长。然而,透过市场观望气氛浓重的表象,伴随着住房市场化货币化的深入、城市化进 程的推进、人均收入的提高、对外开放的扩大等宏观大环境良好的发展态势,需求旺盛、 潜力巨大仍然是现阶段我国房地产市场需求的基本特征。 但是我国房地产市场需求问题上表现却主要是基本性需求不能有效得到保障,投机 性需求严重导致房价居高不下,影响了改善性需求和投资性需求。而造成房地产市场需 求问题的深层次原因主要是制度不完善
