2、方式已经不能 适应现代房地产销售的需要，在这种情况下，房地产销售管理系统犹如雨后春笋 般的出现在我们的生活中。 通过一段时间的了解和总结，在现有各大中型地产销售公司的房屋销售管理 中，主要存在以下问题： （1） 房屋销售工作人员的工作量大，工作效率低，在房屋销售管理的工作 流程中，要填写大量的单据。例如，楼盘名称，楼房名称，房型信息，客房信息 及房屋销售信息等，这些信息的重复性录入，必然降低工作人员的工作效率，加 重了工作负担。 （2） 房地产公司各部门之间沟通困。 现代房地产企业在营销管理的过程中， 有大量的数据和报表无法在多个部门之间有效的沟通，无法实现跨区的实时管理， 监控，无法满足集团
3、公司的多级管理的需求。 （3） 查询，统计困难。每天的房屋销售情况，客户退房，换房情况。这些 数据的大量产生，都会加重查询统计工作的负担。 房屋销售系统主要实现登录、添加用户、用户信息管理、添加房屋信息、房屋信 息管理、在线预定房屋等主要功能。此外，本系统也将实现在房屋销售系统的后 II 台管理，包括房产的添加、帐单的处理等功能。很大程度上减轻了维护人员的劳 动强度，提高了工作效率与管理水平，具有很大的使用价值。 本系统运用 JSP 技术实现，后端数据库采用 MySQL5.0 作为数据库服务器，具 有用户使用简单、界面直观等优点，可以帮助顾客更快更准的了解房屋市场信息， 以便取得物美价廉的房产
